I just saw that there’s a lot of talk about audio syncing with video when using the App, however, I am having that problem with using a cable box/DVR.

I am sorry to hear about the audio sync issues. Is this happening on all channels? Just one or a few? Have you already tried rebooting the cable box? Checked the cables going from the box to the wall and the tv (making sure they are all still plugged/screwed in good and tight.
